  • Residential Appraisals (1004, Exterior - 2055, 1073, Exterior - 2075, 1025, Manufacturing  - 1004C, General Purpose (GP Form) etc.)

  • Ensure consistency between comps and narrative

  • Apply market-based or paired-sales adjustments for location, site, GLA, features, age, and condition. 
  • Reconcile adjusted values.

    • Cost estimates (replacement cost new, depreciation).

  • Potential gross income.
  • Vacancy/credit loss assumptions.

  • Cap rate or DCF setup if applicable

  • Generate narrative comments for subject, neighborhood, condition, sales comparison approach, reconciliation.
